Heat interface units, or HIUs, are central to most modern communal heating systems in blocks of flats and mixed-use buildings. They transfer heat from a central boiler or heat network to individual apartments, providing both heating and hot water. When HIUs malfunction, it can quickly lead to multiple resident complaints about a lack of hot water or heating issues. That’s why it’s essential for facilities teams and managing agents to understand how these units work, recognise common fault symptoms early, and know the basic troubleshooting steps to keep residents comfortable and reduce call-outs.

How heat interface units work in apartment blocks

In a communal system, there is usually a central plant room with boilers, heat pumps or a combined heat and power unit. That plant heats water and pumps it around the building through a primary network of pipes.

Each flat has a heat interface unit, which connects that primary network to the individual dwelling. The HIU uses heat from the building side to provide domestic hot water and, in many setups, space heating as well, without the flat needing its own boiler.

Most modern HIUs contain plate heat exchangers, control valves and actuators, strainers, temperature and pressure sensors and electronic controls. They are closer to a “mini plant room” than a simple boiler, which is why fault finding is a specialist task.

Common HIU fault symptoms in apartments

Residents will usually describe symptoms rather than technical faults. Translating those complaints into likely HIU issues can help you triage quickly and decide what to check first.

  • No hot water – could be a closed isolation valve, failed actuator/valve, controls fault or building-side flow issue.

  • Lukewarm hot water – often linked to scaled plate heat exchangers, restricted strainers or incorrect flow temperatures.

  • Noisy HIU – whistling, banging or rushing water can point to air in the system, poor water quality or differential pressure problems.

Safe first checks for site staff

Facilities teams should never remove HIU covers or work on pressurised pipework unless they are trained and competent. However, there are a few safe visual checks that can be done before calling an engineer.

Check isolation valves: Many HIUs have clearly labelled primary flow and return valves. These should normally be fully open. If they have been closed after previous works, the HIU will not receive heat from the building system.

Look for obvious leaks: Check around the area beneath the HIU and any exposed pipework for signs of dripping water, staining, swelling of cupboards or damage to flooring. Any active leak, especially on the primary side, should be treated as urgent and an engineer called immediately.

Inspect for error lights or codes: Some HIUs have control panels or indicator LEDs. Make a note of any flashing lights or fault codes shown on the display. Do not attempt to reset controls repeatedly, as this can mask intermittent problems.

Review building-side data: If the plant room has a BMS or monitoring system, look at primary flow and return temperatures and pressures serving the affected riser. Low primary temperature, incorrect differential pressure or pumps not running will all reduce what the HIU can deliver, even if the unit itself is fine.

When to stop and call an engineer

If the HIU casing needs to come off, tools are required, or you need to touch valves you are not fully familiar with, it is time to stop. Poorly handled valves and drains can cause major leaks that damage several flats in minutes.

Immediately arrange an engineer visit if you find signs of primary leaks, rapid pressure loss, burning smells, scorch marks on the casing, persistent error codes or multiple flats affected at once. Actuator and valve issues are very common. Motorised valves control the flow of hot water within the HIU.   • Exact symptoms including whether it affects hot water, heating or both, and how long it has been happening.

  • Scope of the issue – single flat, one riser, or several blocks affected.

  • Any fault codes or warning lights shown on the HIU or building controls.

  • Clear photos of the unit, data plate and any visible leaks or error screens.

Sending this information ahead of time allows the engineer to bring the right spares and plan access properly, which reduces disruption for residents and cuts downtime.
